Property Investment Schemes

Managed investment schemes in the property industry are becoming more and more popular. With the ability to invest money in diverse portfolio of property, it’s easy to see the appeal. There is certain documentation that is required with a managed investment scheme that is based on property, which makes experience in this area particularly useful.

David Butterfield has particular experience in this area and has prepared a number of AFS licences as well as being responsible for issuing product disclosure statements and Information Memorandums in relation to property investments. If you need information on property investment schemes you can contact Butterfield Consulting Services.

AFSL Applications and Variations

David has prepared several AFSL applications and AFSL variations over a eight-year period. He has been a responsible manager on various AFSL’s over a 20-year period.
If you are issuing a financial product or providing financial advice you will most likely need an AFSL, otherwise you could be subject to fines and other penalties.

David will guide you through the application process which is done online using ASIC’s eLicensing system.
Feel free to call David on 0418 998 677 to discuss your needs.

What is an AFSL?

AFSL stands for Australian Finance Services (AFS) Licence. They are issued by ASIC (Australian Securities and Investment Commission) and authorise a business to carry out a broad range of services which may include:

  • Providing financial product advice to wholesale and/or retail clients
  • Operating a registered or wholesale scheme, including dealing in financial products which may include dealing and/or arranging
  • Offering a depository or custodial service Making a market for financial products Non Cash payments (NCP)

So, if your business deals with any of the above services, you will need to acquire an AFSL licence application. Also, you should be aware that the term “financial product” is used relatively broadly in this instance and covers a wide range of facilities via which customers make non-cash payments and financial investments or manage financial risk.
